If you apply for our 'Airbnb only' service your property will be listed on Airbnb but not on other short-letting platforms like Booking.com and Expedia.com. Our 'Multiplatform' service lists your property on all available platforms in order to maximise occupancy throughout the year. Due to the added complexity of listing a property on over 25 different sites, Multiplatform is only currently available to our full-time clients (9 months+), and takes a little longer to initiate.

Airbnb provides a Host Guarantee programme (https://www.airbnb.co.uk/guarantee), which covers damages up to £600,000. We will be able to assist you in the claims process, but ultimately the decision to compensate or not lies with Airbnb. 

In order to optimise the guest and host experience, Airlandlords Ltd no longer operates personal check-ins. We quickly found that meet-and-greets are generally complex, aggravating, and uncomfortable experiences! Guests are often late, change their plans, or are simply tired and feel unsettled during a personal check-in. Back in 2016 Airbnb itself began recommending that hosts use keysafes to run remote check-ins. In fact, in order for your property to qualify as ‘business ready’ on Airbnb - which helps to boost occupancy rates - remote check-ins are now required.

We have two types of client at Airlandlords Ltd, part-time and full-time. Our part-time clients live in their property the majority of the year, or need to access it regularly. They want to earn from their property while it's empty, and the flexibility of short-letting allows them to have the best of both worlds. For many, this means creating income when there was previously only a cost. Our full-time clients are those who are choosing to short-let their property for most of the year, and it often replaces more traditional lettings like ASTs. This short-let model was formerly reserved for holiday homes, but with the rise of platforms like Airbnb and Booking.com, alongside short-let management companies like Airlandlords Ltd, it's now available for everyone. Our clients tell us the two reasons they would switch from ASTs to short-letting are flexibility and earnings. Even a full-time property only achieves about 75% occupancy on short-letting sites like Airbnb, which means that for around a quarter of the year the owner can access their property, take inventory, do repairs, or stay in for personal use. As for earnings, short-let guests pay a much higher price per night than long-let tenants, so even accounting for management service fees most landlords can earn significantly more through short-letting. When you use the Airlandlords Ltd service we monitor your property's performance relative to your potential long-let earnings, because we know that these base earnings are an absolute red-line we must not cross.

A keysafe is a tiny, secure metal safe that is accessed by a combination lock. We generally install them on a wall or railing within a 3-minute walk of your property. Your guests will be given clear guidance on how to access the keys. Keysafes have been used in the hospitality industry for over 30 years, and are already employed by millions of hosts all over the world, including every single Airlandlords Ltd client. The benefits come at check-in. Guests have the flexibility to arrive as and when they like. It works particularly well for tourists or business travellers who may arrive at the property through the night after a long-haul flight and simply want to access the property and rest.

The standardisation of our service model allows us to support you promptly and efficiently, maximise your occupancy rate, and generate the highest possible income from your property. As such, we cannot make special arrangements on a per-property basis. We are always eager to improve our overall offering, however, so please don’t hesitate to suggest ideas!

As with any safe, a very determined person with the right kind of tools might be able to access it. However, we mitigate this risk by ensuring that the safe is not installed in a location which makes it obvious which property it belongs to, and that your key-ring is not marked with the property address. Our keysafes are used by all Airlandlords Ltd clients, and there have been no security issues to date.

You will receive your income within 3 -5 working days after check-in of each guest for short-lets.

For the long-lets you will receive it on a monthly basis on the moving-in date of the tenant.

While the exact percentage depends on many factors, such as the characteristics of the property, local rates, and the time of year, we expect you to make at least 100% of what you’d earn from long-term rental income after our fees have been deducted.

Everything in life carries risks, and renting out your property is no different. At Airlandlords Ltd we add extra levels of security beyond what's provided by short-letting platforms. We vet all guests, we don't take 2-night bookings on weekends (this largely removes the chance of parties). For more information call our host advisors on info@airlandlords.co.uk.

As a Hospitality company, we’ll do everything we can to ensure your guests have a great experience. This starts from the moment a potential guest makes their first enquiry. We provide a 24/7 guest support service, a streamlined check-in procedure, and always strive to communicate as clearly and efficiently as possible.

Hosts can cancel service with 2 month notice period

You can begin using our management service within only a few days of signing up. We just need time to prepare your listing.

During your onboarding process we will ask you to send us three sets of keys. Two of these we store, and the other is placed in a secure keysafe for guest use. To check-in, guests enter a code on the keysafe, collect the keys, and are then able to access property.

The majority of our clients choose Airlandlords Ltd because they cannot do the work associated with short-letting (e.g. they are travelling), they do not want to do it (there is a lot of elbow grease involved), or they feel there would be a financial benefit if we were to do it. We estimate that for a beginner, one full-time short-let property can create up to 40 hours per month of work. At Airlandlords Ltd, we'll do all that work, for a cut of the booking revenue. For many, this makes good sense. What's more, because we are professional co-hosts for Airbnb and have specialist departments in-house, we can often increase our hosts' gross booking values by more than our fees. So our hosts often end up financially ahead, whilst also not having to do any of the work!

To be eligible for AirLandlords’ long-let services, the monthly rent must exceed £2,000, zone 1-4 in London.

The Silver package includes one complimentary maintenance visit, automatically applied to the first tenant repair request.

How fees are collected (Silver package)

  • The annual long-let fee is deducted upfront from the first month’s rent.

  • Example: Monthly rent £3,000 on a 12-month tenancy → Annual rent £36,000.

    • Fee at 6% + VAT (20%) = £2,160 + £432 = £2,592.

    • Month 1 payout: £3,000 − £2,592 = £408.

    • Months 2–12: £3,000 per month paid in full.
